A Case Study in Added Value

Overview
Beacon Property Solutions received an assignment from a manufacturer of plastic PET bottles having major clients such as Coca Cola, Pepsi and others. Their dilemma was in their transportation and logistics structure which was based on one manufacturing plant and 7 medium sized warehouses in various locations around the Czech Republic. The product was manufactured at the plant, shipped to the various warehouses for storage and then again shipped to the end users at various times. This logistic structure was outdated, inefficient, and in need of a complete overhaul. The basis of the assignment was extremely challenging albeit with one main goal – to reduce costs. Together with the company we outlined four main parameters. a. Consolidate the warehouses into one or possibly two locations; b. Reduce total warehouse rental costs; c. Reduce transportation costs; and d. Reduce the carbon footprint.

Result

After months of research and the evaluation of all possible available options the SOLUTION was as follows;

  • Identification of a viable land plot, as a result of a thorough investigation of all potential vacant sites and land near the existing production facility
  • Procurement of a respectful and experienced international developer (and future landlord) to purchase land adjacent to the client’s manufacturing plant.
  • Construction of a 23.000 m2 warehouse connected directly to the manufacturing plant.
  • Elimination of 7 different warehouses all with different conditions, rents, risks, etc.
  • Elimination of all previous intermittent trucking costs from the production to storage line segment
  • Reduction of more than half of the previous carbon footprint
  • A net savings of more than EUR 1 mil. annually.
